AkademikerPension wanted to strengthen their efforts regarding their residential properties and create a more professional tenant management process. The process from termination to re-letting was resource-intensive, and there was a lack of a data-driven basis to optimize both rent levels and marketing. The goal was to reduce vacancy, streamline operations, and enhance the overall tenant experience.

Solution

We took over the leasing of the property portfolio in Copenhagen and Frederiksberg and established a more structured, data-driven approach. By analyzing over 67,000 prospective tenants, we optimized rent levels, streamlined processes, and strengthened communication toward relevant target groups. At the same time, open house events, interest lists, and email marketing were implemented to actively leverage data and improve accessibility for new tenants.

Result

The efforts resulted in significantly lower vacancy rates for both multi-unit buildings and student housing, as well as a noticeable improvement in service levels. Rent levels were adjusted in line with market demand, and collaboration with existing tenants was enhanced. Additionally, marketing efforts became more targeted, budgets were reduced, and the visual presentation was strengthened through the use of show apartments and updated materials.
